AUTHOR GIVES STEPS TO FOLLOW IN SELLING HOME QUICKLY
Ilyce R. Glink, author of several books for homeowners, passed through Atlanta promoting her book "50 Simple Steps You Can Take to Sell Your Home Faster and for More Money in Any Market." Here are excerpts from her book.
The book has five must-do chores for those about to put a home on the market.
1. Get rid of all clutter. "You don't want your 'stuff' on any horizontal surfaces, including countertops, floors (including closets) and table tops, "she writes. "These spaces should be cleaned off and left with few or no objects, so that prospective buyers have an easier time seeing what's really in your home."
2. Paint your interiors light or neutral colors: Light, airy homes sell faster and for more money than homes with darker colors, heavy fabrics, or busy wallpaper, according to Glink. "Neutral and lighter-colored rooms reflect the light, making rooms appear larger. Buyers then will feel that they are getting more for their money. ...In repeated surveys conducted on the topic, it was found that painting your home white or a neutral color returns several times the amount of your investment when you sell."
3. Clean or replace carpets or floors. "Whether it's the walls, ceilings of floors if these are in great condition the buyer will probably assume that the rest of the home is in good condition as well," Glink writes. "A good way to decide what to do with your floors is by going into each room and asking yourself, 'How much better would this room look if the floor coverings were cleaned or replaced?' "
4. Turn ON the lights during showings. "Most agents will agree that the brighter a house is, the easier it is to sell," Glink says. "Make sure you have all the lights on when you have a showing. It's a good idea to replace fixtures with fresh bulbs of at least 100 watts. It is better to overwhelm buyers with a bright house than let anyone feel the house is too dark."
5. Create a no-dust zone. "It is imperative that you make cleaning a priority," Glink believes. "It shows that you're vigilant about the cleanliness of your home and makes them think you've taken care of all the other regular and ongoing maintenance your home needs. Showing your home requires a top-to-bottom, inside-and-out scrubbing that sheds light into every dark corner and freshens up the darkest of closets."
